### Attic Insulation

**What it is:** Installation or replacement of attic insulation to achieve California Title 24 R-value requirements (minimum R-38 in most Bay Area climate zones). Rywen installs blown-in cellulose or blown-in fiberglass depending on site conditions and customer preference.

**Best for:** Homes with original or under-performing attic insulation, homes experiencing high energy bills, homes where the attic insulation has settled below effective R-value, and homes where the existing insulation was removed due to rodent contamination.

**Rywen's process:**
1. Axel Galicia inspects the attic, measures existing insulation depth, checks R-value, identifies any moisture or pest issues, and delivers a written same-day estimate.
2. If existing insulation is contaminated, removal is completed first.
3. The crew air-seals attic bypasses at the top plate before new insulation is blown in.
4. Blown-in insulation is installed to the California Title 24 minimum (R-38) or the customer's specified target.
5. Tony Galicia performs a follow-up inspection 7 days after completion.

**What's included:** On-site inspection, air sealing of attic bypasses, blown-in insulation installation to Title 24 compliance, clean-up, and 7-day follow-up.

**Warranty:** Standard contractor warranty on installation workmanship.

### Attic Cleaning and Decontamination

**What it is:** Complete removal of rodent-contaminated insulation, sanitization of the attic surfaces with an enzyme-based or antimicrobial treatment, and odor neutralization. A required prerequisite before new insulation can be installed in a contaminated attic.

**Best for:** Homes with confirmed or suspected rodent activity in the attic: scratching sounds, visible droppings, urine stains on existing insulation, strong ammonia odor, or nesting material found during inspection.

**Rywen's process:**
1. Axel documents the extent of contamination with photos during the estimate.
2. The crew wears full personal protective equipment (respirators, Tyvek suits, gloves).
3. Contaminated insulation is removed using commercial HEPA vacuum equipment and contained in sealed bags.
4. All surfaces are treated with an enzyme-based sanitizer or antimicrobial agent.
5. The space is allowed to dry before new insulation is installed.

**What's included:** Full insulation removal, surface sanitation, odor treatment, debris removal, and photo documentation.

**Note:** Attic cleaning is performed as a standalone service or as the first phase of a complete attic insulation project.

### Crawl Space Encapsulation

**What it is:** Installation of a reinforced polyethylene vapor barrier (12 to 20 mil) across the crawl space floor and up the foundation walls, with seams overlapped and sealed with butyl tape. Designed to block ground moisture, reduce crawl space humidity, improve indoor air quality on the floors above, and discourage pest activity.

**Best for:** Homes with damp or wet crawl spaces, homes with musty odors in the first-floor living area, homes with mold or efflorescence on the foundation walls, homes where the existing vapor barrier has deteriorated, and homes with high humidity in the space.

**Rywen's process:**
1. Axel inspects the crawl space for moisture, pest activity, existing vapor barrier condition, and clearance.
2. Any existing vapor barrier is removed if it has deteriorated.
3. The crew levels and clears the space before liner installation.
4. The reinforced liner is installed across the floor, overlapped at seams and taped, and attached to the foundation walls.
5. Tony Galicia performs a 7-day follow-up inspection.

**What's included:** On-site inspection, existing liner removal if needed, new reinforced liner installation, seam taping, wall attachment, clean-up, and 7-day follow-up.

### Crawl Space Insulation

**What it is:** Installation of insulation in the crawl space floor joists or rim joists to reduce heat loss through the floor and improve comfort in the first-floor living area. Fiberglass batts or open-cell spray foam depending on the application.

**Best for:** Homes with cold floors in winter, homes losing conditioned air through the crawl space floor, and homes upgrading from no crawl space insulation to a code-compliant installation.

**What's included:** On-site inspection, batt or spray foam installation in floor joists and rim joists, and 7-day follow-up.

### Rodent Exclusion

**What it is:** Systematic identification and permanent sealing of all accessible rodent entry points into the attic and crawl space using galvanized 1/4-inch hardware cloth, expandable foam, caulk, and sheet metal flashing. Backed by a 2 to 3 year written warranty on treated interior areas.

**Best for:** Homes with active rodent intrusion, homes where previous pest control treatments have not stopped recurring activity, and homes where insulation has been contaminated by rodents.

**Rywen's process:**
1. Axel conducts a systematic exterior and interior inspection to identify all entry points, including roof-to-wall transitions, pipe penetrations, vent openings, open stud bays, and foundation gaps.
2. Each entry point is sealed with the appropriate material: 1/4-inch galvanized mesh for openings, foam for irregular gaps, and sheet metal for large structural openings.
3. The crew confirms all identified points are sealed before leaving.
4. Tony Galicia returns 7 days after completion. If no new activity is detected, the 2 to 3 year warranty is issued.
5. If activity is still detected at the 7-day inspection, Anibal or Walter return to address additional entry points, and Tony performs a second confirmation visit before the extended warranty is issued.

**Warranty:** 2 to 3 year written warranty on all treated interior areas, confirmed after Tony's 7-day follow-up inspection.

### Insulation Removal

**What it is:** Safe removal of old, damaged, contaminated, or deteriorated insulation using commercial HEPA vacuum equipment and manual removal as needed. A standalone service or the first phase of an insulation replacement project.

**Best for:** Homes with rodent-contaminated insulation, homes with water-damaged or mold-affected insulation, homes with vermiculite or other problem materials requiring abatement, and homes preparing for new insulation installation.

**What's included:** On-site inspection, full insulation removal, debris containment and disposal, and surface preparation for new installation.

### Air Duct Replacement

**What it is:** Removal and replacement of damaged or contaminated flexible ductwork in the attic or crawl space. Includes disconnection of existing ducts, installation of new flexible or rigid ductwork, and connection to the existing HVAC system.

**Best for:** Homes where rodent activity has damaged or collapsed flexible ductwork, homes with ducts that have separated at connections, and homes experiencing reduced HVAC efficiency due to leaking or damaged ducts.

**What's included:** On-site duct inspection, removal of damaged sections, new duct installation, connection to existing HVAC, and pressure testing where applicable.

### Air Sealing

**What it is:** Sealing of air bypasses at the attic floor level -- gaps around plumbing, electrical, and HVAC penetrations through the top plate -- to reduce the stack effect and improve home energy performance. Performed as part of a Title 24-compliant attic insulation installation or as a standalone energy efficiency service.

**Best for:** Homes with high energy bills, homes with noticeable drafts, and homes failing a blower door test used for energy audits or rebate qualification.

**What's included:** Identification of bypass locations, caulk and foam application at penetrations and gaps, and confirmation that the attic floor plane is properly air-sealed before insulation is installed.
